UPDATE (4/10/18):

We first told you about plans for a vacant lot near Cafe Zata along Forest Hill Avenue near its intersection with Westover Hills Boulevard. Well, the cat’s out of the bag and it looks like popular Scott’s Addition brewery The Veil Brewing Co. will be opening a second location on the site, and it will be a part of a mixed-use development which will include restaurants, retail, and apartments.

Karri Peifer at the RTD has the scoop:

The local development team High Summit Partners LLC has set its sights on South Richmond, and the group is working with a few others to bring a small-batch brewery and tasting room for The Veil Brewing Co., plus apartments and other retail, to Forest Hill Avenue just south of the Boulevard Bridge.

Until now, Birck Turnbull and Charles Bice — the duo behind High Summit Partners — have primarily focused on developments in Scott’s Addition, including The Veil’s acclaimed flagship location.

“South Richmond/Westover Hills will be a great community to align with,” Turnbull said. “We envision the project to be neighborhood-focused, family-friendly and RVA-centric, like the Forest Hill farmers market. You’ll not see a Starbucks or Panera Bread in the tenant mix at this site.”

ORIGINAL (4/6/18):

Currently, 4910, 4920, and 4930 is an empty lot zoned as B-2 Community Business. Mark Baker of Baker Development Resources has submitted a request to have the area rezoned to UB-2 Urban Business District.

The zoning change would allow for 12,000 Sq. feet of commercial space and 38 high-quality dwelling units.

The application states (bolding is mine):

The commercial uses would be active, neighborhood-serving uses. They would include a brewery tasting room with restaurant and a mix of other complementary UB-2 uses. The commercial uses would be located on the ground floor, would generally be oriented toward Forest Hill Avenue, and would include an outdoor area for the service of brewery/restaurant patrons. Parking would be located to the rear commercial uses and away from the street frontage. The proposed dwellings would be located on two stories above the ground floor for commercial uses.

It’s not the best image but you can see the proposal plans below.

The proposal will be discussed at the next Westover Hills Neighborhood Association next Tuesday, April 10th, 6 PM at Zata.
